    An important part of customer care is the relationship we build with you, before, during and after the construction of your new home. We’re with you every step of the way starting with your initial consultation with our licensed Builder Col Neate and our architectural building designer. Both have extensive experience within the housing and construction industry. Both will take time to discuss and learn exactly what it is you require in your home and they will help you select suitable design features which will complement and satisfy your needs as well as the geographical location of your property.

      Our Process

      To enable us to proceed with conceptual design details we ask you to enter into a Preliminary agreement and pay a modest deposit, this will formally engage our services.

      The agreement outlines the extent of our engagement and associated upfront costs attributed to a Contour Survey, Soil Test Investigation and Architectural Concept Design. Upon your acceptance, the first item on our agenda is for Col Neate and our Building Designer to meet with you on site to discuss your building ideas as well as the prevailing elements which could influence the way you live.

      Some of your most important decisions will be made at this time, such as designing to take advantage of the harsh North Queensland summers and humid wet season. Items to consider:

      • The amount of earthmoving required. (Positioning your home to take advantage of the views without creating drainage issues)
      • The direction of prevailing breezes. (They will cool your home through the long hot and humid summers)
      • The direction the sun rises and sets. (So that you don’t have hot family areas and bedrooms from the afternoon Western sun)
      • The direction storm water runoff will take during torrential rain. (Alleviate flooding and ponding around the home, which causes subsidence)
      • The soil assessment and type of foundation required. (So your future investment doesn’t crack up)
      • The location of survey pegs. (So your home is built on your land and not your neighbours) ouch!
      Peace of mind

      Throughout the entire design and construction process we keep you informed, be it with emailed PDF concept design plans to digital photographs of your project from start to finish. You will feel involved and excited about you project as well as part of the team.

      All construction methods are in accordance with the Building Code of Australia and Queensland edition of the Australian Domestic Construction Standards.

      Quality Policy Statement

      At Neater Constructions, it is the primary objective of management and staff to provide continuity of product, service and processes, which conform to our customers’ agreed contractual requirements. To achieve this objective it is our policy to establish and maintain an effective and efficient quality system planned and developed in conjunction with critical work processes. Determination of conformance of work to contract requirements is made on the basis of objective evidence of quality.

      Neater Constructions Quality Management System is based on the requirements of the Australian and New Zealand Quality Management Standards AS/NZS4801:2001 and ISO9001:2015 and this system is continually reviewed to maintain its effectiveness. We are committed to the implementation and maintenance of our quality policies in all aspects of our company procedures and this commitment is sought from our suppliers and subcontractors.


      There are times when a new building will require maintenance. We treat this as importantly as we would the commencement of your project. With residential, the initial maintenance period commences at handover and runs for 12 months.

      Our maintenance is important to us and we welcome feedback at all times (maintenance is very important to us). All our maintenance work is carried out by a dedicated experienced team whose job is to assess and fix the problem immediately.

      This covers the following:

      • Any defects which results from the failure of Neater Constructions to meet industry standards for construction and finish.
      • Any defect which is of a kind which commonly occurs during the settling in period of a new building (e.g. settling doors and windows / cracked plasterboard and cornice joints).
      • Any defective electrical fixtures and fittings (e.g. fans / lights)

      Through the Home Owners Protection Act, the Queensland Building Construction Commission offers a 6 year and 6 month structural guarantee over the residence, ensuring that all major defects are attended to by the builder.

      The Neater Process

      The First Meeting

      Our first meeting is about getting to know each other.  We want you to share your ideas, hopes and aspirations for your new home.  You may have saved them on Pinterest, Instagram, or come with a stash of magazine clippings or hand-drawn sketches.  It doesn’t matter.  We’ll transform them into a concept home design to suite your lifestyle, site and budget.  We’ll explain our design process too and make sure you’re entirely happy with our service and feel comfortable to proceed to the next exciting stage of building your new home.

      The Site Visit

      Visiting your site is a crucial step in the process.  There are so many points to consider such as the contoured shape and slope of the land, the existing trees, the aspect of the sun, the power, water and soil.

      When building the home of your dreams, it is tremendously important to ensure the design is suitable for the allotment.

      By visiting your site with you, we can establish a real sense of where the home will be positioned, while maximising the space and understanding any challenges that may be presented by the site.

      The Briefing

      Following the site visit, the briefing will be all about how you and your family live.

      What works for you and what doesn’t?  How you entertain. What your family’s routine is. We listen while you tell us everything about your new home. We will also revisit all those magazine clippings, sketches and Pinterest boards for more detail.

       Every detail, no matter how small, will help us understand your family’s lifestyle and will be documented in a concise brief which serves as an essential point of reference for everyone throughout the design process.


      Now we can really start to plan your dream home.

      Our experienced design team will take the briefing and transform it into a documented concept design.  As the concept is developed, we invite you to be involved in the design process.  This allows your ideas, passion, personality and emotions to be embedded into the design of your future home.

      We ask that you enter into a preliminary agreement for design services with us at this stage. This agreement provides certainty to you, the client in the following ways;

      • The costs associated with design development of a concept and / or working drawings are clearly explained and recorded.
      • The deliverables (what you will get) are listed and clearly defined.
      • The preliminary investigations such as identification and contour surveys and soil tests which are required to proceed to working drawings are explained.
      • Your rights regarding the use of either a concept and / or working drawings.


      Now the fun part starts!  As your home transitions from concept into working drawings, many crucial decisions and selections will need to be made. We encourage you to visit our trusted suppliers and continue to liaise with our designer.

      This is where you get to choose the exciting things like tapware and colours, tiles and kitchen cabinets.


      Working drawings are separate to concept development. Working drawings are concerned with the ‘nuts and bolts’ of how your new home will come together. Working drawings form the blueprint from which the house will be constructed and as such, include all relevant structural documentation and detailing which is absent in the concept stage. Working drawings will document your final product and finishes selections, while in concept stage these selections will still be generic.

      Once you’ve accepted our price estimate, we schedule your home into our construction programme and finalise the working drawings, along with your specification selections and either Master Builders or Housing Industry Association (HIA) Contract, and present you with your final contract price.  On commencement you will be required to pay your first 5% deposit of the Construction Contract.


      During this part of the process, our highly experienced construction team will transform your design and vision into reality, with great care and attention to detail. At Neater, we believe our reputation lies in the detail of the design and quality of the workmanship. So we only use quality tradesmen and contractors and accept nothing less than the best for our clients. We’ll keep you up to date with the progress, but you can sit back and relax through this part of the process, knowing your future home is in safe hands.


      Congratulations! Your dream home is now complete. We’ll invite you to walk through and inspect every nook and cranny to double check all the work has been completed to your satisfaction.  Then we will give you your new keys, remote controls and a comprehensive handover package.


      Once you have settled into your new home, there may be some small adjustments such as tweaking the hot water thermostat, paint touch ups or fixing any minor defects that commonly occur during the first six months. Just let us know and our dedicated team will leap into action to fix everything with as little disruption to your family as possible.

      You can rest assured knowing you have a further 6 years and 6 months structural warranty on your new home during which time we’ll repair any major defects that may arise.

      Your plans will be approved by the appointed Building Certifier and we will have the necessary documentation to commence construction of your dream home. Our highly experienced construction team transform your design and vision into reality, with great care and attention to detail.

      At Neater Homes, we will guide you through the construction process to completion with our Construction Supervisor communicating with you regularly and meeting with you when necessary so that you are kept up to date on progress. You can contact our Construction Supervisor any time should you have any concerns. During this period, you will be required to make timely progress payments in accordance with the Master Builders QLD Contract.



      Congratulations! Your new Neater Home is now complete. Upon practical completion of your Dream Home, Neater Homes invites you to walk through and inspect your new home and double check that all the work is completed to your satisfaction and in accordance with your contract as well as to discuss any other information you may require prior to moving in.

      Upon complete satisfaction and signing off on your dream home, we request that final settlement be made by EFT prior to taking possession. Upon settlement of your final account, we will provide you with your keys and remote controls, a comprehensive handover package including all drawings, specifications, engineering, energy rating reports, soil reports, terminate protection warranty, warranties and compliance certificates, all manuals for appliances contained within your home and any other instructions you will need to know about your dream home.
